This property was purchased for one of our loyal customers who owns an investment portfolio containing a series of excellent properties, which we have purchased together over the years. After we inspected the flat, we immediately understood what we had to do to fully tap the investment’s potential. We devised a business plan for our client, who specified a rate of return of 8.5%, and we got to work.
The flat is situated in a 25-year-old building. Its location was perfect: one of Limassols’ best neighborhoods, in a street where we had already purchased and improved more than ten flats. However, this was a vacant property in which no one had lived for more than a decade.
After the purchase was completed, our design team immediately got to work, and started to make measurements, draw up budgets and create designs. We issued a tender and selected a contractor.
We fully renovated the flat and replaced all its infrastructures, pipes and electrical systems, built new walls, relocated rooms, installed cupboards, kitchens, and more. This 120-square metre flat became two stand-alone flats with balconies, one with a single bedroom (45 m²) and the other with two (67 m²).
We created a sense of prestige and urban design without neglecting the flat’s practical features and smartly distributed the built-up space in conformance to the business plan’s predetermined budget. We used basic colours but retained a warm and homely atmosphere.
We were delighted to find that the flats were leased even before the completion of the renovations and at the highest prices, and the homeowner achieved a better-than-planned rate of return.
