This is a story about a flat that began a new journey shortly before New Year’s Eve…
Guy was recommended to us by a client of ours. He happened to receive a substantial sum of money that he wanted to invest.
Over the course of three months we saw a lot of flats that met his criteria, but none of them was absolutely perfect.
One day, one of Limassol’s seasoned estate agents called us on the way home. He told us about a flat that had yet to reach the market, in a high-quality building that had been built 10 years ago. We asked him a few questions about the location, the flat’s area, the building’s age, and the asking price, and our interest was piqued.
Most of the estate agents in Limassol know that when they see a property with a good location and price, calling us will save them a lot of work, time, and marketing and advertising costs. They know that if we see the potential of a property, then it will sell very quickly.
As soon as we visited the property we understood its potential. The building was good, the flat consisted of two rooms, dominated by brown colours and dense spaces. It was rather neglected, but it could quickly be improved without a considerable investment. We were excited to call Guy and arrange a visit to the flat.
When he saw the flat, he was immediately on board and we initiated the purchase process.
The potential was strong because the building was fairly new, its plumbing systems were in good condition, the floors were in great shape, and it was quite aesthetically pleasing. Other than that, however, the flat needed a serious shakeup. We devised a budget that would focus on the most pressing issues. We decided to replace the kitchen doors, marble tiles and sanitation elements, without touching the tiles, electrical systems, or pipes. The rest of the budget was devoted to basic design and furniture.
We finished the renovation work shortly before the new year, and we brought a green couch into the flat to mark the occasion. The terrific flat was then offered on the market, and it began to generate considerable returns for the proud owner.
